Abstract

The paper highlights the importance of revealing and forming of investment sites within the investment policies of local administration. Some approaches to define the term of ‘investment site’ are considered. This term has to be treated as a land of any kind (not only specially prepared one) intending for investing, and in terms of place marketing – as a good of the territory. The perspectives of managing the investment sites in such a context are shown on the example of the city of Megion situated in Khanty-Mansi Autonomous Okrug. It is a small city with lack of capital investments but having some competitive advantages. On this example, a way of territory segmenting aimed at revealing some different types of investment sites is presented. There are, among these types, not only actual ones, prepared for developing, but also potential ones. The latter may also be useful for investment projects implementation but under the condition of their additional preparation. As a special type of potential investment sites the depressive areas were considered; some policies towards them were shown on the example of the city of Belgorod. Put of these areas into use is profitable rather for local administration than for developers because this activity exerts an effect on the quality of the urban environment. As we note in this paper, it is not recommended to downplay the role of the spatial factor while matching investment projects apt for a given territory.
